Escandón's land was originally part of Hacienda Santa Catarina del Arenal, built in 1610 and eventually owned by the same Countess of Miravalle whose estate produced Roma and Condesa. It passed through several owners before brothers Pablo and Manuel Escandón y Barrón — a family with interests in transportation, mining, textiles, and tobacco — bought it in 1869. But unlike Roma and Condesa, Escandón was deliberately built as middle-class housing from the start: modest summer homes, not aristocratic mansions. Much of what stands today dates to the first half of the 20th century, in Art Deco, California Colonial, and Neo-colonial styles.

Rents in Escandón have climbed as much as 118% according to Propiedades.com's analysis, driven largely by foreign digital nomads with more spending power than the households the neighborhood was originally built for. Along with Doctores and Álamos, Escandón is showing some of the largest percentage rent increases anywhere in the city in 2026. Locally, there's real resistance to being flattened into “the new Condesa” — the neighborhood has its own identity it's fighting to hold onto, not just spillover from next door.

Escandón's plumbing story starts from a different baseline than Roma's or Condesa's: this was middle-class housing from day one, built to a middle-class budget, not elite mansions with money to spare on infrastructure. That gap — between construction that was modest to begin with and the renovation money now arriving fast, chasing foreign rent income — is the real variable here, not just old versus new. A unit upgraded fast to attract a nomad tenant tells you nothing about whether the pipes behind the new backsplash got the same upgrade.
